Developers have broken ground on a new office building in Allen's fast-growing business district.
Kaizen Development Partners is building the One Bethany West at Watters Creek project just west of U.S. Highway 75 near Bethany Drive.
The eight-story, 200,000-square-foot speculative office project is near Allen's new Watters Creek Convention Center.
"One Bethany West provides access to both a highly educated workforce and one of the most competitive, pro-business environments in North Texas," Derrick Evers, Kaizen Development managing partner and chief executive officer, said in a statement. "Its location and accessibility within this thriving community, paired with its unique blend of on-site and nearby amenities, will establish One Bethany West as one of the premier business destinations in our region for perspective tenants."
The building is the third office building Kaizen Development has built in Allen.
The developer started the first phase of its One Bethany at Watters Creek project in 2017 with a 125,000-square-foot office building and a 570-space parking garage. Kaizen also built a 145,000-square-foot office building for tech firm Netscout Systems. Kaizen partnered with the Allen Economic Development Corp on the projects.
Architect BOKA Powell designed the new building, and Balfour Beatty is the general contractor.
JLL's Blake Shipley and Chris Doggett are marketing the project.
The new office project will include a tenant lounge, conference center and fitness center. It's within walking distance of the Watters Creek Convention Center and Delta Hotels by Marriott Dallas Allen and the Watters Creek retail and restaurant center.

One Bethany West is scheduled to open in early 2020. Two additional development sites are nearby.
Kaizen Development has built almost 2 million square feet of projects in the last 10 years. The developer recently began work on a new high-rise office in Dallas' Uptown district.
